This equipment is sitting in a huge lot to the northwest of the Breckenridge Building Center. I assume it belongs to Stan Miller Inc. This is just one of row after row of machinery and trucks sitting idle. Now I am not stupid. I know it is Sunday morning however if I owned all this equipment I would much prefer to see it sitting idle on a Sunday at the job site. Wouldn't you?
My point: not much going on in the construction world in Breckenridge CO.

To celebrate my birthday I reached the summit of Baldy Mountain, just up the road from our home in Sunbeam Estates, Breckenridge CO. I was on the summit by 7am. I could not think of a better way to celebrate my b-day. Love life, Daniel [All photos taken with iPhone 3G]
Each month I catch up with the Breckenridge Town Manager, Tim, and the Mayor, John, for breakfast. I always ask about how we are going in regard to revenue from tax. I use the Town of Breckenridge 1% transfer tax on real estate as a gauge of the market. At our July meeting this is what Tim Gagen told me, "If you remove the abnormal sales (timeshare and new development) transfer tax is down 25%."

As you know each month we have a top quality crew of 'movers and shakers' that meet for breakfast with the focus on real estate in Summit County.
The banker said, "We had a commercial property in Silverthorne drop from $499,000 to $299,000 over the past year."
The appraiser said, "We are seeing the banks allowing only 90 days as the 'shelf life' of an appraisal. In the past our appraisals were considered valid for 180 days."
The title company guy said, "It seems each sale has some sort of a problem. Very few go through the process smoothly."

I am 'over the moon' happy that our quaint town is looking ahead. Last night was the launch of asking for public input into 'Sustainable Breck'.

This past Friday at the monthly breakfast with the Town Manager (on left), you can see my ipad and red coffee cup, and the Mayor to right of ipad (not in the photo) I learned that if you remove the 'abnormal sales' which includes time share and the One Ski Hill Place condo project the revenue from the 1% transfer tax on real estate is15% below 2009. and 2009 was 45% off 2008. Ouch.
I can assure you that I am doing all that I can to reverse the trend above. My sales are up 40% on 2009.
